	American Property Services offers eviction service to those owners who are having problems with current tenants.  Our eviction services begin with the 3-day notice to pay or quit and are completed when the owner is given actual possession of the property.  It takes a approximately 45 days from start to finish on the average so long as all information necessary is provided by the owner. American Property Services fees vary depending on the situation. Fees charged vary as follows: American Property Services fee (Beginning with the 3-day notice to possession of Property) $500 Paralegal Fee (All document preparation)  $300 Unlawful Detainer (court costs may vary) (Filing fee with court house) $200 Writs (Both for the Judge and the Sheriff’s office)  $40 Sheriff’s Assistance (Actually removal of tenants with Sheriff’s assistance) $100 Locksmith (costs may vary depending on doors to re-key) (In the event tenant has changed locks and to re-key upon gaining possession) $150 American Property Services average total for full Evictions $1290.00 As an additional service American Property Services will provide qualified vendors to make any repairs necessary upon gaining possession of your property.  These vendors are reasonably priced and insured for your convenience. *Prices are subject to change without advanced notice
